**The villa can be rented with 2 or 3 suites, except during the Bucket, Thanksgiving, Christmas, and Festive periods, when it is only available with 3 suites.

terms and conditions

Please read carefully the tabs below, which outline the terms and conditions governing the rental and use of Villa 4EVER.

After receiving your pre-booking request, we will contact you to arrange the booking details for the Villa.

To confirm the reservation, a copy of your passport and a payment of 30% of the total stay amount will be required. The remaining balance (70% of the total reservation amount) must be received no later than 120 days prior to your arrival.

For reservations made less than one month before arrival, full payment of 100% of the total amount will be required.

Check-in time: from 3:00 PM

Check-out time: before 11:00 AM

The Holiday Season corresponds to the period between December 15 and January 10.

For reservations during the Holiday Season, the following conditions apply:

  • 30% deposit at the time of booking, with the remaining balance due no later than 120 days prior to arrival
  • All deposits and reservations are non-refundable in the event of cancellation
  • Minimum stay of one week

Villa rentals are subject to all applicable government taxes and fees, which may change without prior notice. The villa renter is responsible for payment of all taxes and fees applicable at the time of occupancy of the villa.

The renter acknowledges that they will be responsible for any new taxes implemented by local authorities, and that the introduction of such taxes shall not constitute valid grounds for cancellation of the reservation.

It is agreed between both parties that if you wish to cancel all or part of the reservation, or if we cancel the reservation due to your failure to make payment, we shall be entitled to retain 100% of the gross rental cost.

No refunds will be given for no-shows, late arrivals, early departures, or shortened stays.

All rates quoted are in U.S. dollars and exclude the occupancy tax (5%).

No refunds will be granted for unused days or nights.

All payments must be made in U.S. dollars, free of bank charges, by bank transfer.

 
 

The tenant is responsible for any damage caused to the villa, breakages, and missing items other than those resulting from normal wear and tear.

The sum of USD 5,000 shall be held by the Owner as security for payment of all amounts due and performance of all obligations. If the security deposit proves insufficient to cover damages, the tenant agrees to pay any outstanding balance owed to the Owner.

The Owner will refund the security deposit to the tenant within one month after departure, after deduction of the cost of items to be replaced, all expenses incurred for repair work, additional cleaning if the villa is left in an excessively dirty condition, replacement of keys, replacement of the gate remote control, car rental, and any other charges, as determined by the on-site property manager.

Use of the villa is strictly limited to private vacation residence purposes.

The manager and/or butler shall have the right to evict a guest and terminate the reservation in the event of a breach of contract, including under exceptional circumstances such as:

  • Overcrowding, intoxication, and offensive behavior
  • Physical or verbal abuse
  • Intentional damage to the villa

Any incident involving police attendance at the villa, any behavior that constitutes a threat to others, failure to comply with recommendations intended to reduce excessive noise, or the use of illegal substances or flammable materials such as explosives or fireworks.

Smoking inside the villa or hosting a party without the prior consent of the Owner.

In addition, parties, weddings, or large gatherings are not permitted at the villa without written authorization. The villa may not be occupied by more than 8 persons.

Additional dinner and drinks guests are permitted. Extra charges may apply for authorized parties or events.

The tenant is responsible for ensuring that, upon departure, the villa is left in the same condition of cleanliness and repair as it was upon arrival.

Any loss or damage resulting from the tenant’s misuse of the facilities or equipment shall be deducted by the Owner from your security deposit or charged to the credit card provided to guarantee your reservation.

If you become aware of any damage, you must immediately notify the manager and/or butler so that the necessary repairs can be carried out. If you and the manager and/or butler identify damage during the final property inspection, you will be required to pay for the repairs at the time of departure. If the manager and/or butler is unable to obtain an estimate at that time, you must notify us as soon as possible, and we will charge your credit card for the amount of the repairs and provide you with copies of the related receipts.

Construction Work Outside the Property / Failures Beyond the Villa’s Control

Topol Investissement SAS accepts no responsibility for any noise or disturbance outside the property that is beyond the Owner’s control. If we receive prior notice of nearby construction work or disturbances, we will inform you immediately and assist you in finding an alternative if necessary.

In addition, Topol Investissement SAS accepts no responsibility for issues beyond its control, such as interruptions to water, gas, electricity, telephone, air conditioning, television, cable service, household appliances, etc.; however, it will use reasonable efforts to ensure that such issues are resolved promptly once notified.

 

We shall not be liable for any loss, damage, disruption, or cancellation of your vacation caused or affected by a force majeure event, including any unforeseeable circumstance beyond our control, such as war, riots, civil unrest, terrorist activity, labor disputes, natural or nuclear disasters, fire, adverse weather conditions, fluctuations in water levels, sale of the property, or any other similar event beyond our control.

You are responsible for ensuring that you have adequate travel insurance for your vacation and for submitting any claim directly to your insurance provider.

All tenants are strongly advised to take out insurance coverage against vacation-related risks. In addition, it is your responsibility to ensure that you have adequate personal liability insurance coverage.

Your signature on the booking form constitutes a declaration that you are covered for travel, cancellation, and personal liability insurance.

You must check with your embassy to determine whether a visa is required for your trip.
